Direct booking terms
The plain-language terms for booking direct with us. If anything here is unclear, just ask when you enquire.
Cancellations and changes
Your cancellation terms come with your payment link, before you pay. Paying confirms your booking and accepts those terms.
Defaults:
- Guest Room, Flexible. Full refund up to 1 day before check-in. Cancel inside that day and we charge 1 night. Cancel during your stay and we charge 1 extra night, then refund the rest.
- Two Bedroom Unit, Firm. Full refund at least 30 days before check-in. 50% refund 7 to 30 days before check-in. After that the booking is non-refundable.
The cleaning fee is fully refunded if you cancel before checking in.
We do try to be reasonable. If we can rebook the nights you cancel, we’ll refund those nights.
Payment
Payment in full confirms your booking and your acceptance of these terms and conditions. We’ll reply to your enquiry with your dates and total, then send a secure payment link.
Check-in and check-out
Check-in from 3:00pm, check-out by 10:00am. Early check-in and bag drop are often possible, just ask.
Smoking and parties
No smoking or vaping inside, on the decks, or near windows and doors. Our ventilation system draws fresh air from beside the back deck, so anything smoked there ends up inside the house. If you need to smoke, please head out to the street. This applies to your visitors too.
No parties or events, we live here and our neighbours are close.
Hot tub
The wood-fired hot tub is a paid add-on, not a standard amenity. We heat it to order, so pricing and availability depend on the day. Ask us when you enquire. Up to 4 people, swimwear required, please shower before use.
Pets
Well-behaved medium and large dogs are welcome in the two bedroom unit by arrangement. The unit has a fenced outdoor space and we can provide a crate if needed. Small dogs might fit through the fence, so please ask before booking.
